### What repairs should I make before listing?

Usually fewer than you think. During a free walkthrough Ryan sorts items into three lists: do before listing, price it in, and skip. Low-cost fixes buyers notice often pay off, like paint, lighting, sticky doors, dripping faucets and missing smoke and carbon monoxide alarms. Big remodels usually don't return their cost before a sale.

### What does 'price it in' mean?

It means leaving a bigger item as it is and reflecting it in the list price, instead of paying for the repair yourself. A 20-year-old roof with a few years left or a dated kitchen are common examples. Buyers often prefer to choose those finishes themselves.

### Should I do a pre-listing inspection?

Sometimes. For older homes, homes with known issues, or estates where nobody knows the house well, a pre-listing inspection removes surprises. For a newer, well-kept home it may not be worth it. Ryan can tell you after the walkthrough.

### Do I need to test for radon before selling?

Testing isn't required, but Minnesota sellers must disclose whether they've tested, the results, and any mitigation system (Minn. Stat. 144.496). ### My basement gets damp. Should I fix it or price it in?

It depends on the cause and the cost. A gutter extension or regrading is cheap and worth doing. Foundation repair or drain tile is expensive and often priced in with a contractor estimate in hand. Either way, it needs to be disclosed if you know about it.

### What if my home was built before 1978?

You'll need to provide the federal lead-based paint disclosure and pamphlet. Older homes in Mankato, including many in the Lincoln Park Historic District, also tend to bring up wiring, plumbing and foundation questions at inspection.
