Every month I pull the latest numbers for Mankato and North Mankato so sellers can see what buyers are actually paying. August 2026 tells a clear story: prices are still rising a little, but buyers have more homes to choose from, and fewer homes are selling over asking.
Here are the numbers, where they come from, and what they mean if you’re thinking about selling your house in Mankato this fall.

North Mankato homes continue to sell for more than Mankato’s median and take a few more days to sell. Both cities are landing just under list price on average, at about 98 cents on the dollar.
Fewer Homes Selling Over Asking
The number that stands out this month is the share of homes selling above list price. In Mankato, 26.6% of homes sold above list in August, down 16.7 points from a year earlier. That’s a big shift. A year ago, more than four in ten Mankato homes were getting bid up. Now it’s about one in four.
In North Mankato, about 46% of listings took a price cut. Nearly half. That usually means the first price was set from hope instead of recent comps, and the market corrected it.
Inventory Is Up
Redfin’s first-half 2026 review showed Mankato inventory up 9.1% and new listings up 11% compared with a year earlier, with about 3 months of supply (reported by KNOX Radio, Aug. 3, 2026). Three months of supply is much closer to balanced than the tight markets of 2021 to 2023, when good homes were gone in a weekend.

What This Means for Sellers Listing This Fall
Prices haven’t dropped. Median prices in both cities are up from last year. What has changed is buyer behavior. With more homes to compare, buyers are less willing to overpay, and overpriced homes sit until they’re cut.

- Expect negotiation. At 98% sale-to-list, most buyers are negotiating a little. Build that into your plan and your net sheet.
- Condition counts more. When buyers have choices, the clean, well-prepped home wins. A short do-list usually beats a remodel.
