Both markets are seeing modest price growth in late 2026. Mankato home prices 2026 data indicates a steady, resilient environment for sellers. North Mankato homes sell for more on average and take a few days longer.

We noticed that North Mankato is no longer the automatic value side of the river. A recent 2026 RE/MAX Venture analysis showed North Mankato maintaining a clear median price premium over Mankato. Both cities are averaging about 98 cents on the dollar compared with list price.

Future traffic changes are also becoming a major factor for buyers. The planned Highway 169 project in 2027 and 2028 will route heavy traffic directly onto Lookout Drive. This upcoming detour means buyers are already paying much closer attention to specific locations within North Mankato.

Fewer Homes Selling Over Asking

In Mankato, 26.6% of homes sold above list price in August 2026. This figure is down 16.7 points from a year earlier according to Redfin. In North Mankato, about 46% of listings took a price cut.

Mankato has 45,473 residents with a median age of 26.5 according to the ACS 2024 5-year Census Reporter. Minnesota State University, Mankato enrolled 15,251 students in fall 2024. This was its highest count in a decade according to the Mankato Free Press.
