What is your commission?

Commission is negotiable and not set by law, and since the 2024 NAR settlement there is no standard rate. Ryan gives you the listing terms and any buyer-agent compensation options in writing before you sign anything, and the CMA and net sheet are free.

Is the home value report really free?

Yes. The written comparative market analysis and the seller net sheet are free, with no obligation to list. You get recent closed and pending sales near your home, a suggested list price and an expected sale range.

What closing costs does a Minnesota seller pay?

Common seller costs include the state deed tax of 0.33% of the net sale price over $3,000 (Minn. Stat. 287.21), title and closing fees, commission, and any agreed repairs or concessions. Who pays the deed tax is negotiable but it is commonly the seller; confirm local custom with your title company.

The Selling Process

What repairs should I make before listing?

Usually fewer than you think. During a free walkthrough Ryan sorts items into three lists: do before listing, price it in, and skip. Low-cost fixes buyers notice often pay off; big remodels usually don't.

How long does it take to sell a house in Mankato?

Mankato's median days on market was 28 in August 2026 (Redfin), plus a typical 30 to 45 days to close with a financed buyer. Price, condition and season all affect it, so plan for 30 to 90 days from listing to closing.

How will I know what's happening once my home is listed?

You get showing feedback and activity reports, for example after each showing, and Ryan answers the phone himself. Offers are explained line by line before you respond.

Do I have to test for radon before selling in Minnesota?

Testing isn't required, but Minnesota sellers must disclose whether they've tested, the results, and any mitigation system (Minn. Stat. 144.496). The Minnesota Department of Health says more than two in five Minnesota homes have high radon levels, so many sellers test first.

I already have a cash offer. Can you tell me if it's fair?

Can you help sell a house that's going through probate?

Yes. Ryan helps personal representatives and heirs with clean-out, pricing and listing, and works alongside the family's probate attorney. He does not give legal advice, so questions about authority to sell go to your attorney.

Can I sell my Mankato house after I've already moved?

Yes. Ryan handles keys, vendors, showings and vacant-home checks locally, sends updates by phone, text or video, and arranges a mail or e-sign closing where the title company allows.

Can I sell my rental while tenants still live there?

Yes. Ryan schedules showings around the lease with proper notice, and the lease generally transfers to the buyer. Confirm the specifics of your lease and notice requirements with an attorney.

Can you help me sell my house and buy the next one at the same time?

Do you list homes in North Mankato, St. Peter and New Ulm?

Yes. Ryan is based in Mankato and lists homes in North Mankato and St. Peter in Nicollet County and in New Ulm in Brown County. Each has its own rules to check, such as North Mankato rental licensing and septic transfer rules for rural homes.

I have a septic system outside Mankato. What does the buyer need?

In Blue Earth County the buyer must receive a compliance inspection, a current certificate of compliance, or a written agreement to replace the system within 10 months. Winter sales can use a transfer agreement, but the inspection must be done by June 1.
