What Goes Into This Estimate
Your net proceeds are the sale price minus everything that comes out at closing. In Minnesota the main items are commission, the state deed tax, title and closing fees, any repairs or concessions, and your mortgage payoff.
Deed tax: 0.33% of the net sale price over $3,000 (Minn. Stat. 287.21). On a $300,000 sale that is about $980. It is commonly paid by the seller, but who pays is negotiable.
Commission: negotiable and not set by law. Since the 2024 NAR settlement there is no standard rate, so the calculator uses an adjustable example.
Cash offers: usually skip commission and repairs, but often come in well below market value. Enter the offer to see the real dollar gap.
